Access Statement for Orchard Close Bed & Breakfast


Introduction
We aim to cater for the needs of all visitors in our home based, purpose built three bedroom bed and breakfast. The following statement is a summary of our provision. If you have any specific questions please feel free to contact us and we will endeavour to help

Pre-Arrival
• Local and national buses stop in the main High Street of Marlborough which is approximately 600 metres away from the B&B. There is a gradient leading down from the High Street to a zebra crossing close to Wye Lane
• Great Bedwyn, Pewsey and Swindon train stations are all less than 30 minutes by car and are accessible by regular bus services
• All three guest rooms are situated on the first floor
• The dining room is situated on the ground floor
• Most diets can be catered for with prior notification

Arrival & Car Parking Facilities
• Wye Lane is an even tarmac road - 240cm wide at its narrowest point - leading from London Road to the B&B
• There is off-road car parking directly outside the B&B
• We are happy to assist with luggage

Main Entrance, Reception & Ticketing Area
• There are two steps leading to the 81cm wide front door. The first step is 12cm high, 180cm wide and 92cm deep. The second is 18cm high and leads into the hallway
• Guests escorted to rooms and facilities explained
• Keys are issued for the guest’s room and front door

Public Areas - Hall, Stairs, Landing, Corridors etc
• The hallway is 92cm wide with wood-laminate flooring
• The stairs and landing have fitted carpets
• The stairs lead up from the entrance hallway to the three guest rooms. There are twelve steps on the staircase. The steps are 20cm high and 74cm wide. The first four steps gradually turn to the left and therefore vary in depth. The remaining eight steps are 26cm deep
• There is an oak handrail on the left hand-side of the staircase
• The landing is 96cm wide

Public Areas - Sitting room, lounges, lobbies etc
• Guests are welcome to make use of the dining room at any time during their stay - see below for access details
• A large sofa, chairs, magazines, a piano, games and a radio are available

Restaurant / Dining Room, Bar & Bar area, Take Away & Cafe
• Breakfast is served in the dining room on the ground floor and is adjacent to the entrance hallway
• The door from the hallway to the dining room is 73cm wide
• The wooden flooring is partially covered with a large rug
• The dining chairs are armless
• The rectangular dining table has an underspace of 58cm with legs on each corner

Laundry
• Drying facilities can be provided
• An iron and ironing board can be supplied upon request

Bedrooms & Sleeping Areas
• There are three en-suite bedrooms - a single, a twin, and a double - all situated on the first floor
• All bedrooms have:
• A lockable entrance door
• Central light fitted with low-energy bulb
• Light and well-contrasted decor
• Fitted carpets
• Duvets on beds
• Digital flat screen television with remote control
• Clothes hook on the back of the door
• Fitted wardrobe with ample hangers
• Stool and a chair
• Tray, kettle and provisions for making tea and coffee
• Mirror
• Waste paper bin
• Local information pack

• Single bedroom:
• Situated at the top of staircase on the right
• Entrance door is 66cm wide
• Single divan bed is 62cm high
• Two strip lights at head of bed
• Bedside table with three draws and lamp
• Fixed table with glass top is 72cm high, 76cm wide and 47cm deep
• Small folding table

• Twin bedroom:
• Situated along the landing on the right
• Entrance door is 74cm wide
• Twin beds are 60cm high
• Two bedside tables each with two shelves and lamp
• Fixed table with glass top is 72cm high, 74cm wide and 46cm deep

• Double bedroom:
• Situated at the end of landing
• Entrance door is 71cm wide
• Double bed is 55cm high and 137cm wide
• Two bedside tables each with with lamp
• Fixed table with glass top is 72cm high, 107cm wide and 47cm deep
• Small folding table









Bathroom, Shower-room & WC [Ensuite or Shared]
• All three bedrooms are en-suite with the following:
• Heated mirror over basin
• Ceiling light with extractor fan (which can be switched off if required)
• Light at side of mirror with pull-cord
• 115V and 230V shaver sockets
• Towel rail
• Pedal wastebin
• Cupboard under basin
• Hook on back of door
• Anti-slip shower mat
• Tiled showers

• Single bedroom en-suite:
• Inward-opening en-suite door is 62cm wide
• Wood-laminate flooring
• Toilet is 43cm high
• Wash basin is 86cm high with single mixer tap
• Space either side of toilet is 14cm
• Shower cubicle is 128cm wide and 62cm deep. The entrance is a 62cm wide sliding door positioned to the right of the cubicle
• Step-over leading into the shower is 23cm high with a 12cm 'drop' into the shower tray

• Twin bedroom en-suite:
• Inward-opening en-suite door is 56cm wide
• Wood-laminate flooring
• Toilet is 43cm high
• Wash basin is 86cm high with single mixer tap
• Space either side of toilet: 25cm on left and 85cm on right
• Shower cubicle is 117cm wide and 70cm deep. The entrance is a 45cm wide sliding door positioned to the right of the cubicle
• Step-over leading into the shower is 23cm high with a 12cm 'drop' into the shower tray
• Glass shelf in corner to left of basin

• Double bedroom en-suite:
• Inward-opening en-suite door is 63cm wide
• Vinyl flooring
• Toilet is 43cm high
• Wash basin is 86cm high with hot and cold taps
• Space either side of toilet: 26cm on left and 53cm on right
• Shower cubicle is 123cm wide and 74cm deep. The entrance is a 86cm wide sliding door positioned to the left of the cubicle
• Step-over leading into the shower is 23cm high with a 12cm 'drop' into the shower tray
• Glass shelf in corner to right of basin
• Small outwards-opening frosted window between basin and shower

Grounds and Gardens
• A patio door measuring 110cm wide leads to a grassed garden area for guests use
• Table, chairs and a parasol
• Step-over ridge is 10cm on to an outside step which runs the 250cm length of the patio doors and is 63cm deep with a step down of 16cm

Additional Information
• Smoking is strictly prohibited inside the building. Ashtrays can be provided for smoking out-of-doors
• We do not play background music
• We can provide crockery and cutlery for take-away dishes to be consumed in the dining room. Meals are not to be consumed in bedrooms
• Fridge facilities are available in the breakfast room
• Bicycles can be stored in our lockable shed
• Mobile phone reception is generally good
• WiFi internet access
• Assistance dogs welcome. Prior notification appreciated
